Hello Nadia,

As you know, I'm working on a book about Walker's Ridge North HOA. I see from the 2023 filing that you are listed as the Chief Financial Officer. As such, you are responsible for protecting the assets of the HOA including recovering the property Jimmy and Kristina Martin converted to their own just weeks after Martin took office. I would appreciate you letting me know when and if this will take place. You were presented with the independent survey. 


Additionally, no budget has been presented, is not posted on the GCM website and no information as to the rehabilitation of Mudd Creek Basin has been forthcoming. I will expect this as the HOA board is wholly responsible for the maintenance and upkeep of all community property. Lastly, we received no income or balance statement and none appears on the GCM website showing money spent in 2022. When will this be available?


I had also previously asked for the names of the ACC members, their terms, when they expire and the process for homeowners to replace them. You provided me with no response. You are required to give this to me within five business days according to Georgia's corporation law. It's been quite a bit more time than that. 


You should have no problem responding to my questions without involving Pankey and Horlock. I find the continued use of them to respond to questions the board is required to answer an issue of fiduciary responsibility.
